  Hey guys it's Mac with Albert Rogers Realty here in Castro Valley CA. Here with your May real estate market update.

The story was practically the same in Alameda County and Contra Costa county.

Inventory down compared to April of last year. Some cities significantly lower than others.

With inventory down, and shelter-in-place orders in place, as you would expect, sales are also down.

The median sales price however is still very strong with home prices still up!

Here's another surprise. Average days on market. Average days on market went down except for Pleasanton. Last year in April it was 17 days. This year its 33 days.

But again the rest of the of the cities in the two counties had shorter days on the market.

Castro Valley.
Inventory for this April is 33 units.
Last April it was 43.

The number of sold for this April was 29.
last April it was 38.

Median Sales price for this April $969,000.
Last April $921,500.

Average days on the market was 11 compared to 24 last year.

For Hayward
Inventory for this April is 72 units.
Last April it was 127.

The number of sold for this April was 48.
last April it was 91.

Median Sales price for this April $740,000.
Last April $720,000.

Average days on the market was 11 compared to 36 last year.
