Hello, this is my video series on selling your home during a pandemic. Our first video dealt with safety. In the second video we talked about the exterior of the home. For this third video we will talk about tactics or marketing if you will.

We are in the middle of all these craziness right now but at the end of the day when everything gets back to normal, you may still need to sell your house. This video series is for you to make sure you are ready when the time comes and you need to act.

This is Mac with Albert Rogers Realty here in Castro Valley, CA.

Right now, more than ever marketing tactics and knowing who and where buyers come from are crucial to ensuring that you sell your home for top dollar. In my over 18 years of experience, I have sold various different homes throughout the bay area. From San Francisco and up and down the peninsula, to the east bay all the way down to Silicon Valley.

While I pride myself as an expert in my own home town of Castro Valley, I am more of a regional expert. I believe this gives me a distinct competitive advantage in that I see not only a certain neighborhood but rather a bigger picture and a bigger pool of clients.

I can point out key features when selling your home, or what things attract buyers in your neighborhood. For sure you know that many buyers are purposefully looking for homes that belong to a school district that have high rankings?

If your home is located in an area with higher score, that typically equates to higher price. So market that feature. But what if it's not? Well we don't highlight that but still put it out there so we only get the buyers that doesn't get bothered by those low scores. We eliminate looky loos because that doesn't meet their criteria.

It's also important to know what homes are in higher demand. When there is less supply of a popular home, that means the home will sell for more money and more quickly.

For example, in some cities in the east bay certain home buyers are looking for homes that have a bedroom and a full bathroom on the ground floor. In the peninsula, in-law units are always hot.

Look every neighborhood, every city is different. It’s essential when selling to know what is considered highly desirable and what you should be spending your hard earned money on.
